Amundi FTSE Epra Europe Real Estate UCITS ETF - EUR (C)
Amundi FTSE Epra Europe Real Estate UCITS ETF - EUR (C) is an exchange-traded fund (ETF) from Amundi, traded under the ticker EPRE (ISIN LU1681039480). It lets you buy a basket of holdings in a single trade, spreading your money across them rather than one company. In plain terms it is about owning listed property companies (REITs), which earn rent from buildings and usually pass much of it on to investors, focused on the European market. It follows the FTSE EPRA/NAREIT Developed Europe Net Return Index index (passive investing): it tracks the market rather than relying on a manager, keeping running costs down, and its largest holdings include VONOVIA SE, SEGRO PLC and UNIBAIL-RODAMCO-WESTFIELD /PARIS. By geography it is weighted towards ~30.3% United Kingdom, ~15.7% France and ~13.2% Sweden. By industry it concentrates most in ~99.8% Real Estate and ~0.2% Consumer Discretionary. It is typically held as a diversifier — a slice that behaves differently from mainstream shares — rather than as a portfolio's main engine. Its ongoing charge (TER) is 0.3% a year — about €30 a year on a €10,000 holding, taken automatically from the fund. Income such as dividends is automatically reinvested inside the fund (an accumulating share class), so returns compound without you doing anything. It tracks its index through a swap agreement rather than owning every holding (synthetic replication); it is domiciled in Luxembourg and UCITS-regulated, a European standard built to protect everyday investors and trades in EUR. On the standard KID risk scale it is rated 5 out of 7 — a gauge of how much the value moves, not a judgement of quality. It launched in 2018, and its KID suggests a holding period of 5 years. Like any investment, it can lose value as well as gain, and what it did before does not predict what it will do next. (Fund data sourced from Amundi.)

About this fund
What you own
The FTSE EPRA/NAREIT Developed Europe Net Return Index index is the benchmark this fund aims to copy. By holding it, this fund gives you a stake in around 10 companies across Europe in a single purchase.
Dividends
The fund automatically reinvests dividends back into itself, so your holding grows without cash payouts.
Rolling the dividends straight back in means your money compounds automatically, with nothing for you to reinvest by hand. The flip side is there is no cash income; the growth simply shows up as a higher fund value. Note that reinvested dividends can still be taxable in some countries even though you never receive the cash — the rules depend on where you live.
How it works
The fund uses a swap contract with a bank to mirror the index, instead of holding the shares directly.
Rather than hold the shares, the fund signs a swap with a bank that agrees to pay it the index return. This can track some markets very tightly and cheaply, but it adds counterparty risk — the small chance the swap partner cannot pay — which regulated funds limit and back with collateral. It reaches the same index a different way, with a different set of trade-offs to physical funds.
Cost
The yearly running cost of the fund, shown as a % of your money. €0.20 per €100 a year at 0.20%. Lower is cheaper.
It is skimmed quietly from inside the fund a little each day, so you never get a bill — but it drags on your return every year you hold. On a broad index ETF it is usually a small fraction of a percent; the gap between a cheap and a pricey fund looks tiny on day one but compounds over decades, which is why it is worth a glance.
