What this fund is

Invesco Real Estate S&P US Select Sector UCITS ETF Acc is an exchange-traded fund (ETF) from Invesco, traded under the ticker XRES (ISIN IE00BYM8JD58). It lets you buy a basket of holdings in a single trade, spreading your money across them rather than one company. In plain terms it is about owning listed property companies (REITs), which earn rent from buildings and usually pass much of it on to investors, spread across its target market. It passively tracks the S&P Select Sector Capped 20% Real Estate Index index — mirroring that market instead of paying a manager to pick winners, which keeps costs low, and its largest holdings include AMAZON.COM INC, ARISTA NETWORKS INC and SEMTECH CORP. Spread across roughly 93 holdings (the ten largest ≈ 56.2%), no one position makes or breaks the fund.

Geographically it leans ~96.2% United States, ~1.9% United Kingdom and ~0.8% Netherlands. Its heaviest sectors are ~29.5% Technology and ~14.7% Consumer Discretionary. It is typically held as a diversifier — a slice that behaves differently from mainstream shares — rather than as a portfolio's main engine. Its ongoing charge (TER) is 0.14% a year — about €14 a year on a €10,000 holding, taken automatically from the fund. Income such as dividends is automatically reinvested inside the fund (an accumulating share class), so returns compound without you doing anything.

It tracks its index through a swap agreement rather than owning every holding (synthetic replication); it is domiciled in Ireland and UCITS-regulated, a European standard built to protect everyday investors and trades in USD.
